Preston - Styling for compact spaces: How successful styling helps in sales!

Compact spaces are challenging to style. It is normal for an owner to want to fit in as much furniture as possible to show functionality however soon to find the space feeling cluttered and cramped.


When putting your home on the market a buyers first impression is everything.


Below are a few examples of how we have successfully styled compact spaces followed by a short Q&A with Leonie Akhidenor, Head of Residential Developments at View Bank Homes, after we styled her latest development in Preston.



Showcase Essential Furniture


To maximise the potential of compact spaces it is prudent to showcase essential furniture.


Living rooms and bedrooms are where we spend most of our time hence it is in our client’s best interests to show maximum value in these spaces. For example, in a living room the essential feature pieces of furniture would be a sofa, television, entertainment unit and coffee table. Leaving any of these items out can portray an empty feeling of the space leaving buyers to wonder why these essential furniture pieces may be missing.



For a bedroom it is always recommended to place the maximum bed size possible without making the space feel cramped. For example, this one-bedroom apartment is catered for singles and young couples. It was prudent to showcase the biggest size bed possible which in this case was a double bed to cater for both target markets allowing the buyer to visualise themselves sleeping in the space.



Layout Strategy


Furniture is selected to show that there is breathing space available in a tight room. The key to bringing out that spacious feeling is to create airflow within the room. This concept is particularly important in multi-purpose rooms such as open living, dining rooms and kitchen spaces. For example, by allowing some walking space behind the sofa will create a more open space feeling.



Design & Colour


During the design stage, we may decide to choose a sofa that is streamlined to provide a seamless and continuous feel to the space. Alongside such sofa’s we will choose smaller furniture to provide a further spacious feel.


Larger rugs are then chosen to help anchor the space and create the illusion of a bigger space by drawing the attention of the buyer out rather than in.



To support the type of furniture and rug choices, lighter colours are then added to open the room up even more. This allows for further colour pops through cushions and accessories. Brightening the place up and making it feel more spacious!


Final Touches - Mirrors and Glasses


Mirror and glass items are extremely important as they instantly make your room feel bigger. A mirror on a wall will bounce more light throughout the room creating a taller and wider view. Glass items are also useful to give the room a lighter and less enclosed feel.

1. From a developer’s perspective, what is your view on compact living spaces and the impact of furniture choice & layout?


Compact living spaces require functionality to be optimised during the design phase. Every aspect of the room should have a purpose. Feedback from our buyers is that the spaces are so liveable, because every aspect of the room has been thought through. When we can add storage, we add storage. When we can provide more natural light, we do so. This is compounded by clever furniture placement by our partners at Creations Property Styling. The furniture placement is critical in smaller spaces to ensure that spaces feel homely and that there is no dead space.
