In strategic home styling, one of the most important strategies is to showcase the full potential of the spaces, both interior and exterior. When I first entered the property, I immediately noticed this compact 4-bedroom townhouse was very well designed architecturally. It has a good flow of living spaces, square rooms with big windows filled with natural light, and a well connected outdoor entertainment. When working with multiple living spaces, I will make sure each room serves an appropriate function that is relevant to the life style of our target buyers. For example, with the only bedroom at ground level (which is the first bedroom seen out of four), I imagined it will likely be used as a guest room or a bedroom for the elderly (grandparents) in the case of multi-generation family. With that in mind, we staged the room as though it is a second Master Bedroom, with an extra touch of lux.
The function of the three living spaces within the property was also discussed thoroughly with the agent representative and owner. I always enjoy chatting with the current owner how the living spaces were used as it gives me a good clue how they might be used by the next owner :). For this property, the first living space was staged as formal lounge, second as a family room while the third space upstairs as a teenager retreat. Giving each living space an identity and a specific function helps to add interests and realism. It allows buyers to imagine how they can use the spaces.

I was there on the auction day and was happy to witness the crowd it attracted.. resulting in multiple bids and a whopping selling price!
